The average asking price for that period was $509,000 and the average selling price was $484,000. The average home size was 1,943 square feet which sold at an average of $249 a square foot. Average time to sell a home was 95 days. Certain sections of the County experienced an increase in both sales and average selling price while other areas had a decrease in sales and average selling price. IS THERE A BETTER PLACE TO LIVE? When looking for Real Estate in San Luis Obispo County, you are going to find that while the Central Coast is relatively small, it is very diverse. Up above Cuesta Grade in the North County there is Atascadero, Templeton, Paso Robles, Santa Margarita and San Miguel. Temperatures are a little warmer and the area has a more rural feel to it. The Paso Robles/Templeton Area is fast becoming one of the top wine producing areas in the state. Along the North Coast you have Los Osos, Morro Bay, Cayucos, and Cambria. Temperatures tend to be cooler. If you like rural beach areas, this is the area you should visit. Further south along the coast you have Avila Beach, Pismo Beach/Shell Beach, Grover Beach and Oceano. Ocean recreation and beautiful views will draw you to this area. Oceano State Beach is the only beach to allow vehicular use in the state. Inland you have the hub of the County, the city of San Luis Obispo. Mild temperatures and a thriving downtown make this a favorite Central Coast destination. SLO also has the largest farmer's market in the US. Arroyo Grande is just a few minutes south off San Luis Obispo. The Old Village of Arroyo Grande offers the old time charm of many years ago. Further South is Nipomo, which has some of the best golf courses in the county.
